Macclesfield Town Council has reviewed the outcome of the South Park Pavilion tender process and, following detailed consideration, has concluded that the current scheme is not financially deliverable within the Council’s approved budget.

All five tender submissions received were significantly above the available funding, with construction costs alone ranging from over £2.15 million to £2.46 million, before additional project costs such as professional fees, fit-out and contingency allowances.

During the review process, further infrastructure issues were also identified, including previously unknown electrical dependencies affecting other areas of the park. These additional risks and costs, combined with ongoing construction inflation, mean the current pavilion design cannot be delivered in a financially prudent way.

As a result, Full Council approved on 18th May 2026 that the current pavilion scheme does not proceed and that the approved Public Works Loan is not drawn down.

Despite this, Macclesfield Town Council remains committed to improving facilities in South Park and is now exploring an alternative “Park Hub” concept. This would provide essential facilities such as accessible public toilets, event infrastructure, storage and a flexible covered community space capable of supporting markets, events and everyday park use, but in a simpler and more affordable form.

The Council also intends to undertake public engagement on any future proposals to help residents shape the next stage of the project and ensure any new scheme reflects both community priorities and financial realities.
